What is a Red Book Valuation and why should I use a Chartered Surveyor and Registered Valuer?

The RICS Red Book is recognised globally as one of the most rigorous sets of standards for property valuation and details mandatory practices for RICS Members (Chartered Surveyors) undertaking valuation services. Valuer Registration is a risk monitoring and quality assurance programme which checks compliance with the RICS Red Book and ensures that RICS members always meet the highest valuation standards.

When you work with a RICS Registered Valuer, you can be assured of a credible and high-quality valuation report from an expert committed to openness and transparency. In short you are getting a trustworthy, regulated and monitored professional valuation.

A formal Red Book Valuation may be required for many purposes which may include:

  • Pre property acquisition purposes
  • Company Accounts purposes
  • Tax planning purposes
  • Calculating probate, or Capital Gains Tax
  • Transferring assets into a SIPP pension fund
  • Qualified Surveyors Report (QSR) for properties being sold by charities (as set out in the Charities Act)
  • Disputes being resolved through mediation or arbitration

Our valuation service….

Once instructed, an experienced Chartered Surveyor and RICS Registered Valuer will:

  • review all relevant documents, including title information and leases (where applicable)
  • inspect and undertake a measured survey in accordance with the latest RICS Code of Measuring Practice.
  • Work closely with our Agency Team and network of contacts to undertake a thorough investigation of property values in the area, analysing recently completed property transactions
  • Investigate proposed local developments that may have an impact on the valuation
    Prepare and issue a Valuation Report in accordance with the standards required by the Red Book
