Technical Due Diligence.

Technical Due Diligence (TDD) is often part of the process during the acquisition of a property or business. We will examine Deeds, reveal any historical issues and establish any potential risks posed.
For clients acquiring property for investment purposes, our team will scrutinise legal documents including leases, construction information, warranties and Service Charge Agreements to establish any residual risk associated with the acquisition.
If required, we can appoint specialist sub-consultants on your behalf and compile their findings into our overall report.

Vendor Surveys / Disposal Surveys.

Vendors Survey Pack: includes a detailed survey of the property for issuing to potential purchasers and for assurance and retention by the final purchaser. Vendor surveys can be utilised to speed up the disposal process and minimise the potential for delays to purchase. They are also generally less disruptive for the occupier of a property as there would only be one survey inspection representing multiple parties.
Disposal Surveys: a disposal survey would be prepared with the objective of assessing the condition of a property and advising on any potential issues that are considered likely to be raised by a purchaser, pre-empting any barriers, maximising return for the asset.

Condition Survey.

A Condition Survey is usually undertaken of a building under existing ownership (whether on a freehold or leasehold basis), typically for a public sector client or a corporate occupier of multiple sites who need to know the condition of their property along with advice on the works needed and associated costs of putting the property into a good state of repair.
If required, our Condition Surveys can also include guidance in relation to statutory compliance.

Building Pathology / Specific Defect Surveys .

Whilst Defect Diagnosis runs through much of what we do and forms part of all Survey types, we can look at a single issue in isolation.
