A Building Survey covers a wide range of types of property inspection and the production of different reports to suit a variety of clients. At Fairhurst Buckley Ltd we pride ourselves on tailoring our Reports to suit your specific needs and whilst we have various standard formats these can be varied to suit the level of detail and advice you require.
Certain requirements will necessitate a very detailed written report which provides in depth advice on the construction and condition of a building along with comprehensive itemised costs for any recommended remedial works. At the opposite end of the spectrum, some mandates, particularly those relating to multiple properties or entire portfolios, require headline information in a summary format with total costs.
After we have thoroughly inspected a property, we gather the information regarding it’s construction and condition so that we can fully advise our clients on any issues which would particularly affect their proposed interest.

Technical Due Diligence
Technical Due Diligence (TDD) is often part of a wider process undertaken during the acquisition of a property or business.
Our involvement is not just limited to inspecting and reporting on the condition of the building. We would also consider other aspects of a property including Deeds, any historical issues and how it may of previously been occupied so that we can establish any potential risks posed to our client.
For clients acquiring property for investment purposes there is likely to be a whole host of legal documents to review including Leases, construction information, warranties and Service Charge Agreements to establish any residual risk associated with the acquisition.
Where appropriate we will advise on the appointment of sub consultants such as those listed below. We will co-ordinate their input on behalf of the client, briefing them on the requirements of the instruction and compiling their findings into our overall report;

Vendor Surveys / Disposal Surveys
We offer various surveys to clients who are considering disposing of their interest in a property.
A disposal survey would be prepared with the objective of assessing the condition of a property and advising on any potential issues that are considered likely to be raised by a purchaser. This provides an opportunity to address any issues prior to placing a property on the market so that the return for the asset can be maximised.
A Vendors Survey Pack includes a detailed survey of the property for issuing to potential purchasers. If required, our report can be assigned to the final purchaser to give assurance that the building is in suitable condition. Vendors surveys can be utilised to speed up the disposal process by minimising the potential for delays during the purchase period. They are also generally less disruptive for the occupier of a property as there would only be one survey inspection even if there are multiple parties considering the potential acquisition.
A Condition Survey is usually undertaken of a building under existing ownership (whether on a freehold or leasehold basis), typically for a public sector client or a corporate occupier of multiple sites who need to know the condition of their property along with advice on the works needed and associated costs of putting the property into a good state of repair.
If required, our Condition Surveys can also include guidance in relation to statutory compliance.
