A Level 2 Home Survey starts from approximately £400 + VAT / A Level 3 Building Survey starts from approximately £600 + VAT
A Level 2 HomeBuyer Survey is classed as a visual inspection of the property. It evaluates the overall general condition of the property and highlights any obvious defects. The L2 Home Survey is recommended for properties of standard construction in a reasonable condition. The report is written in an easy to understand RICS standard reporting system, which highlights any areas of the property that will require attention.
A Level 3 Building Survey is a more detailed inspection of the property and is recommended for properties over 60-70 years old, those with structural or historic damage. The report highlights any defects and provides a greater explanation as well as recommendations for suitable remedial works. As with the L2 Home Survey, the report is presented in an easy to understand standard RICS format.
The RICS Home Buyer Survey is written in a jargon-free and understandable way, with colour-coded condition ratings.
This report is the most popular report for buyers and is an economic but detailed report which is suitable for the majority of residential properties, which clearly presents all findings in an easy to read format.

For a standard 3 bed semi, it would take approximately 1 hour for a L2 HomeBuyers and approximately 1.5/2 hours for a L3 Building Survey
The valuation survey carried out on a house by your mortgage company/lender is simply to value the property to satisfy the bank/lender that the house is worth the proposed purchase price; this is not an inspection of the building to determine if the house is sound structured and free from defects. Fairhurst Buckley will carry out a full inspection of the building to report on its condition, any defects present, the cause of defects and recommend remedial works, prior to you purchasing the property.
