Fire

Fire Alarm Servicing

For fire detection and alarm systems it is recommended a service by a competent provider is carried out every 6 months to comply with BS 5839-1 (the British Standard for fire detection and fire alarm systems for buildings in
non-domestic premises) This is to provide sufficient warning in the event of a fire.

Fire Extinguisher Service

The BS 5306 defines travel distance, and the minimum number of extinguishers required per square metre. The Regulatory Reform (Fire Safety) Order 2005 governs fire safety matters in England and Wales. Occupants of a building should never be located further than 30 metres from the nearest extinguisher. Extinguishers should only be discharged in case of an emergency to provide a safe exit of the building not to fight fire.

Fire Risk Assessment

In the UK, fire risk assessments are mandatory under the regulatory reform (Fire Safety) order 2005. This law ensures that non-domestic properties including workplaces and commercial buildings have been assessed and have sufficient measures in place to safeguard individuals from fire related incidents.

Emergency Lighting Test

The BS 5266 Standard provides comprehensive guidelines and regulations for installing, maintaining, and testing emergency lighting systems in commercial premises within the UK, to help with evacuation of a building in the event of an emergency.

Legionella Risk Assessment

Legionella Risk Assessment is crucial in the United Kingdom to prevent the spread of Legionnaires’ disease, a serious lung infection caused by Legionella bacteria in water systems. UK law, including the Health and Safety at Work Act and the Control of Substances Hazardous to Health (COSHH) regulations, requires businesses and property owners to assess and manage the risk of Legionella in water systems such as cooling towers, hot water tanks, and air conditioning units. Regular assessments help identify potential hazards, ensure compliance with legal requirements, and protect public health by minimizing the risk of bacterial growth and contamination.

Gas Safety Inspection

Gas safety certificate is a legal requirement for landlords / Employers in the UK. The Gas Safety (Installation and Use) Regulations 1998 state that landlords / Employers must carry out an annual gas safety check on all gas appliances and flues in their properties.

Air Conditioning Servicing

UK Air Conditioning Regulations and the Energy Performance of Buildings Regulations require that all air conditioning systems with an effective rated output of more than 12 kW must undergo regular inspections.

Electrical

PAT Testing

Employers, landlords, and self-employed individuals are required to ensure the safety of portable appliances, Recommendations for testing frequency include every 12 months for schools and public use equipment, and every 48 months for offices, shops, and hotels.

Fixed Wire Inspection

Under the new regulations landlords / employers must make sure the hardwired electrical installations in their properties are inspected every five years.
